Wellington's office market
The village's economic development work is concentrated on the State Road 7 (US-441) corridor, especially Forest Hill Boulevard and the Wellington Green area. The mall site there is being repositioned, and the projects around it include mixed-use retail, medical and professional office space. Wellington Regional Medical Center supports medical-office and laboratory space nearby, and the village's market study names a "medical arts" cluster around the hospital as one of three catalyst sites. The other two are the 97-acre mall site and a 64-acre undeveloped parcel at State Road 7 and Stribling Way. Separately, a study by FIU's Metropolitan Center for the village looked at the year-round equestrian industry, including the Winter Equestrian Festival, as a significant local employer.

Many of the professional and medical suites along State Road 7 and Forest Hill Boulevard are in buildings with several tenants. A cooler in the common break room or lobby can sometimes serve more people than one in each suite.

A 2022 update to the village's market study for State Road 7 supported about 120,000 square feet of professional and medical office space alongside retail and flex uses. Landlords like to keep tenants happy, so a break-room cooler can be an easy thing to ask for, whether the suite is on Forest Hill Boulevard or beside the hospital. The same study looked at 97 acres at the mall site alone, which is a lot of ground to redevelop. The village also wrote design standards for the Wellington Green master plan in 2024, which set the rules for how the mall site can be redeveloped.
